Buying a property is a huge commitment, whatever your budget. Not only is it a home for you and your family for the foreseeable future, it’s also a major investment.

1. Take your time

Before you start the search, you will of course have a broad idea of what you are looking for in terms of size, location and cost, but you should think about future needs too. Will a house with three bedrooms still be large enough when the children get older, or if you add to your family? Are there enough bathrooms? With the trend for working from home likely to continue, will a dedicated home office space be necessary? Or if you’re at the downsizing stage, would an apartment be more appropriate than a house? At Heathbourne Village, Britannia Wharf and Sunningdale Villas, we have apartments with generous space, balconies and terraces, in private peaceful surroundings, so choosing an apartment needn’t feel like a compromise.

2. Research your developer

At Consero, we have been building super-prime properties for some of the most discerning purchasers from around the world since 2004, so we are genuine experts in this field. We have built mansion residences for ultra-high net worth individuals, but we also bring this same bespoke quality to a wider range of homeowners, in the form of luxury homes at more realistic prices. Our Heathbourne Village development in Bushey is an example of this: a gated private estate of luxurious family homes and apartments where our unrivalled skills in creating opulent interiors come to the fore.

3. Look beyond the photographs

There’s no substitute for a personal viewing experience when you can see and feel the quality at first hand. A visit to Sunningdale Villas, for instance, won’t fail to impress you, as you walk into the light and lofty entrance halls through to the spacious inviting interiors. You’ll soon see that every room demonstrates the exacting attention to detail that we are renowned for, and be able to inspect for yourself the choices we have made for appliances, media installations, flooring and lighting.

4. Location, location, location

A cliché that happens to be true. A location might be picturesque, the views enthralling, but think about your daily needs too. A reputable developer will choose sites that are within easy distance of the amenities you and your family require: supermarkets, healthcare, schools and nurseries, parks and playgrounds, buses, trains and road connections. At Consero we consider the ideal distance to be 15 minutes’ walk or less. Sunningdale Villas, for example, enjoys a secluded setting but has shops, restaurants, schools, golf courses and open space all around it. And at Britannia Wharf, not only is Woking’s town centre within a short stroll, but it’s also an ideal development for commuters, with a rail journey to London Waterloo of around 30 minutes.

5. Work with a good solicitor

The process of buying and selling can be a long one, so make sure you are working with professionals who are experienced in conveyancing and can help things to move smoothly. Buying from a developer that places a high premium on customer care also makes the journey a pleasure rather than a pain. When you buy from Consero, we will look after you at every stage with expert advice, attention to detail and continuous communication.
